INVENTORY

Inventory remains at a low.  While some increases are predicted, we still note that demand far outweighs supply in the 2025 Illinois housing market.  For sellers, that means increased competition for your home, the possibility of multiple offers and the chance that your home may realize a quick sale.  Overall, however, inventory in 2025 is expected to surpass the 2024 and 2023 inventory levels so increased homes on the market should be coming soon.  That means listing now is the better option for home sellers.

PRICING TRENDS

In Illinois, we are seeing projections of one of the highest property value appreciation rates in the nation.  With prices increasing, this is another factor in helping sellers decide to make the move now.

WAITING FOR “THE RIGHT TIME.”

People often say they are waiting for the right time to take the trip, buy the dream home, make the career change, etc.  And, often, the right time just never comes, leading to regrets and unrealized dreams.  Others will tell you that the best time to list the house was yesterday and it is human nature to see 20/20 in hindsight.  Perhaps, it’s time to decide that yesterday is gone so the next best time is today.
